MY LISTING PROCESS
- I will examine your house with you, inside and outside, noting all the features of your home. I will examine documents with you, such as the deed, survey, mortgage, tax bill, utility bills, guarantees, etc.
· I will prepare a comparative market analysis of your home an determine the best possible list price for your home in today's market.

· I will review "My Exclusive Marketing Program" and "Comparative Market Analysis with you and request your input.
·
· I will complete and review the following procedures with you:
o Company Tour
o Agent Open House
o Public Open House (if applicable)
o Offer Registration and Presentation

COMMUNICATION WITH YOU
· As we begin our seller/agent relationship, I will make you aware of the up-to-date market conditions as they realte to your home and discuss with you the steps I will take to effectively market your home.
· I will verbally keep in touch with you very frequently, (at least once a week), as my work progresses for you and will discuss with you any new marketing strategy if applicable.
· I will provide a written report every 4-6 weeks to fully inform you of my work and the marketing done on your behalf to that date and will recommend new marketing strategy if applicable.

MARKETING PROGRAM
· Prepare Your Home for SaleI will spend as much time as needed to go over the entire property with you, both inside and outside. I will make a list, with your suggestions and recommendations of steps you should take to prepare your home for showings. Should you require tradespeople to prepare your home for sale, I will recommend qualified professionals.
· Feature Sheet I will prepare a professional information sheet which will highlight the key selling points of your home for prospective purchasers.
· SignI will personally conduct a tour of your home for all the sales agents in our company.
· Company Tour I will personally conduct a tour of your home for all the sales agents in our company.
· The Multiple Listing System I will professionally represent your home to Multiple Listing System of the Toronto Real Estate Board. As a result, your home will be exposed to all members of the board - over 20,000 sales people.
· Agent Open HousesI will hold open houses for salespeople until the property is sold to ensure all salespeople in the area have an opportunity to view the property. These open houses will be scheduled with you and will be held during the weekdays, Tuesday to Friday, between the hours of 11:00am to 1:00pm.
· Agent NetworkingI will strive to motivate agents to show and sell your home through my personal contacts. I am constantly working to create and maintain a good relationship with other salespeople.
· Security of your HomeI appreciate that you will probably feel your privacy has been invaded while your home is on the market and you may be worried about home security. I have specific procedures for showings, inspections and open houses to ensure proper security of your home which I will review with you.

THE SALE
· I will be present at all offer presentations to assist you with negotiations.
·
· I will qualify all Purchasers to the best of my ability.
·
CLOSING THE DEAL
· I will arrange to deposit the Deposit Funds into our company's trust account pending the closing of the transaction.
· I will work to handle any situation that my arise with the Purchaser, Home Inspectors, Appraisers, Solicitors, other Agents up to the actual closing of your sale.
